XTRA INC owns 40 actual properties in the Huntington,WV area. That includes 35 houses, two stand alone 1BR and 2BR apartments, one duplex, and three vacant lots. All but two properties that XTRA INC owns are located between 24th & 25th St, and 3rd &5th Avenue. The only exceptions are 2483 Collis Avenue, which is close to the others, and 236 W 7th Ave, which is not. XTRA INC’s intent was to acquire as many properties in this area as possible due to its proximity to the MU Campus. XTRA INC was trying to create a large number of houses in the same area for ease of management, better visibility of tenants, and to provide a multi-unit investment development of mostly single family dwellings. There are currently 33 units that are capable of generating income. There are about 7 more units that would be ready with some degree of renovations. There are about 3 units that would require a significant amount of renovations. The bulk of the properties that are rentable have gone through large amounts of renovations while some still need some TLC but were still able to rent. There is adecent mixture of really well done homes and some that need updates. XTRA INC would work to transfer the current leases, and current tenant contact info to the purchaser. Properties are within 1-3 blocks of new MU baseball stadium currently being built.
